Fractional CFO / Capital Strategy Lead – Real Estate Development

(Longmont, CO – Hybrid)

Engagement: Fractional (8–12 hours/week), 90-Day Build Out Phase

Compensation: Negotiable

Company: Active real estate development firm with 16+ concurrent projects ($800K–$6M+ per project) utilizing debt/equity capital structures.

Overview

We are seeking a hands-on Fractional CFO / Capital Strategy Lead to build financial infrastructure and provide strategic oversight across a multi-project real estate development portfolio. We are looking to add a strategic finance partner focused on financial modeling, capital structuring, liquidity forecasting, and lender and portfolio management.

As part of this role, the successful candidate will help bring structure and consistency to core financial processes, including establishing scalable accounting frameworks, implementing company-level budgeting, and addressing legacy data and reporting inconsistencies as needed. This is not a traditional accounting role; it is a capital strategy and portfolio-level finance role with responsibility for building a strong financial foundation.

Immediate Priorities (First 90 Days)

• Build a consolidated portfolio model covering all active projects
• Create standardized institutional-grade pro forma template
• Develop 24-month rolling portfolio liquidity forecast
• Audit capital stacks across all active deals
• Map full debt maturity and covenant schedule

Ongoing Responsibilities

• Portfolio-level cash forecasting and liquidity management
• Project-level proforma development
• Deal underwriting and sensitivity analysis
• Capital stack optimization (debt, equity, preferred equity)
• Lender coordination support and covenant analysis
• Risk assessment across active developments

Required Experience

• 8+ years in real estate development finance, private equity real estate, or sponsor-side capital management
• Direct experience structuring construction loans and development capital stacks
• Advanced Excel financial modeling (institutional-grade pro formas)
• Experience managing multiple concurrent development projects
• Strong understanding of debt terms, covenants, and draw processes
• Colorado market familiarity preferred but not required.
